Over the last 30+ years (Jan 1992 – Mar 2024) NZ house prices, excluding Auckland, increased 6.2% per year. House prices in Auckland have increased 6.9% per year. [REINZ].
This year (2024) we have seen the number of properties available for sale has increased by 117.56% (August 2021 - March 2024). Most of these properties will now get sold down over the winter months with micro-adjustments to the market being reflected across the different price bands; ie; $900-$1.2m, $2-5m, $5-8m, $8-12+, $12+.
The top bands are holding their value in the current market, with high-end properties still in demand. While some properties are taking their time to sell, the properties that are well maintained, with modern/quality fittings are highly sought after in key areas.
According to the Reserve Bank of NZ… “house prices remain within an estimated ‘sustainable’ range. Looking ahead, strong population growth, potentially lower mortgage rates and increased investor activity from tax policy changes suggest there is a ‘risk’ that house prices will rise relative to sustainable levels.” [RBNZ Financial Stability Report May 2024].
