PAYMENTS PER BOOKING RATE SELECTED
- Flexible Rate: Full payment is processed 30 days before arrival.
- Partially Refundable Rate: 25% non-refundable deposit due at time of booking. Remaining 75% balance due 30 days before arrival.
- Fully Non-Refundable (Pay Now & Save): 100% payment due at time of booking.
- Bookings made within 30 days of arrival: Full payment is due at time of booking, regardless of rate type.
- Security Bonds: A pre-authorisation is taken prior to check-in and released once post-departure inspection is complete. Credit card fees do not apply unless part or all of the bond is captured or held pending investigation.
- Currency & Fees: All prices are in New Zealand Dollars (NZD) and include 15% GST where applicable. A 3% credit card surcharge applies to all payments, except for pre-authorisations released in full.
- Acceptance: By proceeding with a booking, you acknowledge and accept these terms on behalf of your party. The booking becomes binding once confirmation is issued.
CANCELLATION POLICY
Flexible Rate:
- Free cancellation until 3:00 PM, 30 days before check-in.
- Cancellations within 30 days of arrival are non-refundable (accommodation cost forfeited).
Partially Refundable Rate:
- Cancellations made more than 31 days before arrival: 25% deposit forfeited.
- Cancellations made within 30 days of arrival: 100% of accommodation cost forfeited (security bond refunded).
Fully Non-Refundable Rate:
- All payments are non-refundable, regardless of cancellation date, amendments, or no-shows.
Important: Credit card fees are non-refundable.
CHECK-IN / CHECK-OUT
- Check-in: From 3:00 PM (confirmed prior to arrival).
- Check-out: By 10:00 AM strictly.
- Late departure without prior approval will incur a charge equal to one night's accommodation.
- Early check-ins or late check-outs must be pre-approved and may incur additional fees
RESERVATION CHANGES
- All change requests must be in writing and are subject to NZSIR Luxury Rental Homes approval.
- Guests may transfer their booking to new dates under the following conditions:
- The booking remains at the same property.
- The new arrival date is within 12 months of the original arrival date.
- Any difference in nightly rate is payable by the guest.
- All changes are subject to availability.
- Early departures are non-refundable, except where required under the Consumer Guarantees Act 1993 or Fair Trading Act 1986.
 
SECURITY BOND
- Held via pre-authorisation and refunded (less any deductions for damages, breakages, or excessive cleaning) within 5-10 business days after departure.
- If damages exceed the bond amount, additional charges may be applied to the credit card on file.
HOUSEKEEPING
- Departure cleaning is included. Excessive cleaning may incur additional charges.
- Stays of 7 nights or more may include one complimentary mid-stay service, subject to availability.
- Additional cleaning services are available on request for an additional fee.
PROPERTY USE & GUEST RESPONSIBILITIES
- Properties are for residential use only by the number of guests declared at booking.
- Quiet hours: 10:00 PM - 7:00 AM.
- Parties and events are strictly prohibited. Breach will result in immediate eviction, forfeiture of rent, and a minimum penalty of $500.
- The primary guest and any additional guests must be 21 years or older, unless accompanied by a suitable parent or guardian.
- Pets: Not permitted unless authorised in writing. Unapproved pets will incur a $500 fee plus cleaning charges.
- Smoking, vaping, and cooking odorous foods are prohibited on the property. Cleaning and/or repainting costs will be charged if odour is detected, with a minimum penalty of $500.
- Guests must report any damage or breakages immediately.

Every reasonable effort has been made to describe each property accurately and comprehensively, and every reasonable attempt will be made to supply what has been described.
All bookings are made and accepted on the basis of these descriptions (or as subsequently varied by us), and we do not accept liability if the actual property does not meet individual expectations.
CALL OUT CHARGES
In the event that guests trigger security alarms, or damage or misuse appliances or electronics, the guest will be responsible for associated call-out fees.
These fees will be deducted from the security bond or charged to the credit card used for booking.
PROPERTY ACCESSIBILITY
Guests are responsible for reviewing all property amenities, specifications, and unique
characteristics-including environmental conditions-prior to booking to ensure the property meets their needs. Some properties may feature stairs, elevated access, or other design elements that limit accessibility.
Guests with mobility challenges or those travelling with young children are strongly encouraged to discuss requirements with us prior to booking to confirm suitability.
PROPERTY UNAVAILABILITY
If a reserved property becomes unavailable due to circumstances beyond our control, we reserve the right to
cancel the booking on behalf of the owner. In such cases, we will:
- Offer comparable alternative accommodation, if available.
- Refund or invoice any difference in nightly rate.
- No further compensation will be payable.
FORCE MAJEURE
We are not liable for cancellations or disruptions caused by events outside our control, including but not limited to natural disasters, government restrictions, transport strikes, or other force majeure events.
LIMITATION OF LIABILITY
We accept no liability for injury, illness, death, or loss of personal belongings during your stay, except whererequired by New Zealand law.
