Hello and welcome to this month's perspectives. I'm Carolyn Hanson, principal and director of New Zealand Sotheby's International Realty Auckland South East.

Today I'll be sharing some insights into the Auckland South East region, offering a glimpse into what it's like to live here and some expert knowledge about the local real estate market. There's a lot to love about the area located southeast of New Zealand's largest city. Just 30 to 35 minutes drive from downtown Auckland, areas like Clevedon, Whitford, Mallons Bay, Raitai, Bucklands Beach all offer a distinct appeal.

With expansive land, scenic landscapes and access to coastal beaches, these suburbs have become increasingly popular for those seeking tranquility without sacrificing proximity to the city. The ferry from Pine Harbour allows commuters to be in downtown Auckland in as little as 35 minutes. In recent years, we have seen increasing interest from high net worth individuals looking for privacy, space and seclusion.

"The global pandemic reshaped property markets worldwide, and as a result, regions like South East Auckland have seen a surge in interest among affluent, domestic and international buyers. Rising demand has inevitably led to property price increases in the region."

Over the past few years, prices have grown steadily. These properties with their larger land holdings and unique appeal have outpaced urban luxury counterparts in terms of value growth. We expect this trend to continue as supply remains limited and interest in lifestyle and coastal properties show no signs of slowing down. We are currently seeing multiple offers on large rural properties, a level of demand that hasn't been experienced in recent years.

For the period August to October 2024, sales volume was up 11.8% on last year, with the average number of days on market being just 53.

Following the recent announcement of the official cash rate dropped to 4.25%, the housing market outlook appears increasingly positive.
